Document Requirements
1. Days 1 - 7 (from reservation date)
To complete the reservation transaction of your unit,you must submit the following documents to your agent to facilitate the documentation process:

Once your documents have been properly endorsed,it will usually take 2-4 day business days to prepare your DOAS. While your documents are being drafted, we will be sending you a copy of the Reservation Agreement and our "Welcome Letter" to thank you for choosing DMCI Homes and to remind you that all documentary requirements and payments must be completed within the 30-day time frame.
3. Days 16 - 30 (from reservation date)
At this time your Deed of Absolute Sale will be released to you. You shall be given fifteen (15) days to review the Deed of Absolute Sale. Should the documents be in order,you will need to sign and return these to your Agent.
Upon clearance of the full payment, you will be issued a Clearance for Turnover. You will then be endorsed to our PMO-Turnover Group so you can inspect your unit.
In house Financing Procedures
1.Days 1 - 7 (from reservation date)

-Only ID's not expiring within the next sixty days (60) days will be accepted.
2. Days 7 - 15 (from reservation date)
Once your documents have been properly endorsed,it will usually take 2 -4 day business days to prepare your CTS. While your CTS is being drafted,we will send you a copy of the Reservation Agreement and our "Welcome Letter"to thank you for choosing DMCI Homes and to remind you that all documentary requirements and payments must be completed within the 30-day timeframe.

At this time your CTS will be released to you. You shall be given fifteen (15) days to do the following:
Direct Financing Procedures
1.Once you have chosen you preferred bank from the list of DMCI Homes accredited banks,your Agent wull secure an application from which you will need to fill out.
2. Your Agent will closely coordinate with you on the bank requirements you will need to submit once you have duly accomplished the application form. Your seller will compile all the requirements of your preferred bank. The following are the list of requirements required by most banks:

• Two (2) clear photocopy sets of Transfer Certificate of Title (all pages including blank pages with the book and page / volume number indicated on the front page)
For Condominium
Photocopy of Condominium Certificate of Title (CCT) • Certificate of Consent and Updated payment of Monthly Dues from Condo Corp.
After submitting your requirements to your Agent,you will wait for notification of loan approval from your Agent which normally takes 12 to 14 working days. Once you have secured the bank's loan approval,kindly submit the following requirements:
Signed bank's loan documents (Deed of Assignment,promissory Note,Real Estate Mortgage,Special Power of Attorney,etc.) and express conformity to the Letter of Guarantee (LOG).

Our finance department will require the following requirements:
• Issue post dated checks (PDC) payable to the Developer to cover the down payment / equity portion
If you're Using Pag-ibig Financing
Owning a DMCI Home can be done through the Home Development Mutual Fund (Pag-Ibig), below are the documentary requirements for Pag-Ibig Financing.
1. Days 1 - 7 (from reservation date)
To complete the reservation transaction of your unit, you must submit the following documents to your Agent to facilitate the documentation process in preparation of your Contract to Sell (CTS):
- Two ID's will be required if Non- Government Issued.
- One ID only if Government Issue - Only ID's not expiring within the next sixty days (60) days will be accepted.
You will also need to submit the following additional requirements within the next 30 days from date of reservation:
With Business (not employed)
OFW / OCW
2. Days 7 - 15 (from reservation date)
Upon receipt of complete documents, Our Finance Asst. will prepare an Evaluation Sheet based on PAG- IBIG guidelines.
If your documents are in order, DMCI will issue a Notice of Approval. Once your documents have been properly endorsed, it will usually take 2 - 4 day business days to prepare your contract to sell (CTS). While your CTS is being drafted, we will be sending you a copy of the Reservation Agreement and our "Welcome Letter" - this serves as our "Thank You" letter and as a reminder to you to always have constant coordination with your Property Consultant (PC) about timelines and steps in the sales process.
If disapproved, DMCI will issue Notice of Disapproval or if with deficiency, Notice of Deficiency. You will have the option to either cancel transaction or change terms of payment or continue In-house terms.
Our Finance department will prepare your PAG IBIG documents/ agreements and send these back to you for your signature.
At this time forwarded documents will be reviewed by the HDMF for approval and signing.
If HDMF disapproves, you will be advised that you have the option to change your terms of payment or tocancel transaction.
If you are given an approval by the HDMF, your signed documents will be forwarded to Legal for request for annotation of Deed of Assignment on the CCTs/TCTs.
Upon receipt of title with annotation from Legal, your documents will be returned to HDMF for final review & processing of check.

At this time your Contract to Sell will be released to you. You shall be given fifteen (15) days to do the following:

- List of Trade References (at least 3 names & telephone numbers of major suppliers &/or customers)
- Audited Financial Statements for the past two years Bank Statement for the last six months
- Proof of billing address (e.g. Meralco,credit card,etc.)

Our finance department will require the following requirements:
